APPLICABLE CODES

THE ARCHITECTURE OF THIS ADDITION IS VERY MODERN AND EXTRAVAGANT.  ON THE EXTERIOR, THERE IS CURVED BRICK AND CANTILEVERED METAL PANEL WALLS THAT MAKE THE BUILDING APPEAR VERY INVITING.  ENTERING THE MEDICAL FACILITY, THERE ARE MANY BRIGHT COLORS AND MARBLE MOSAICS TO MAKE CHILDREN FEEL VERY WELCOME AND COMFORTABLE.  IN ADDITION TO THIS 5-STORY TOWER, THERE IS A BRAND-NEW PEDESTRIAN BRIDGE SPANNING FROM THE BUILDING, OVER THE 60-FOOT-WIDE ROADWAY, AND CONNECTING TO THE EXISTING PARKING GARAGE.  FINALLY, THE MEDICAL FACILITY'S LOGO APPEARS TO BE FLOATING WITHIN THE TOWER WALLS, WHILE BEING SUPPORTED BY CABLES ON ALL 4 SIDES.

BUILDING ENCLOSURE

STRUCTURAL

THE STRUCTURAL SYSTEM OF THE BUILDING UTILIZES COMPOSITE CONSTRUCTION AT THE SLABS ON METAL DECK AND BRACED FRAMES AS THE LATERAL FORCE RESISTING SYSTEM.  THE BUILDING IS FOUNDED ON DRILLED PIERS EXTENDING INTO ROCK, AS WELL AS GRADE BEAMS DUE TO THE REQUIREMENTS OF SEISMIC DESIGN CATEGORY C.  IN ADDITION, THE BRIDGE CONNECTING THE BUILDING TO THE PARKING GARAGE IS SUPPORTED IN THE WEAK DIRECTION BY STEEL MOMENT FRAMES.  SOME STRUCTURAL CHALLENGES AROSE AS A SPECIAL STRUCTURAL SYSTEM NEEDED TO BE DESIGNED TO SUPPORT THE LOBBY MOSAIC.  IN ADDITION, THE APPLE SIGN THAT APPEARS TO BE FLOATING IS SUSPENDED FROM (3) 1" DIAMETER CABLES ON ALL FOUR SIDES. 

BUILDING FACADES: THE TOWER'S FACADE CONSISTS OF CURVED BRICK AND CANTILEVERED METAL PANEL WALLS.  IN ADDITION, THERE IS A LOT OF MASONRY VENEER ON THE EXTERIOR.  THIS IS BACKED BY THE APPROPRIATE AMOUNT OF INSULATION, SHEATHING, AND FLASHING.  ALSO IN SOME AREAS OF THE BUILDING, THERE ARE CURTAIN WALL SYSTEMS.  PREFORMED SILICONE SEALANTS ARE USED IN THESE CURTAIN WALL SYSTEMS.

ROOFING: FROM THE EXTERIOR, THE ROOF LOOKS VERY DIFFERENT VISUALLY, DUE TO THE VERTICAL CANTILEVER THAT IS PRESENT TO ALLOW FOR THE SUSPENDED LOGO.  ACCORDING TO EXTERIOR DETAILS, THE ROOF CONSISTS OF PVC ROOF MEMBRANE, AND IS SLANTED TO ALLOW FOR PROPER DRAINAGE.  NEAR THE DRAINS, THE ROOF IS SBS ADHERED MEMBRANE, BUT THE ENTIRETY OF THE ROOF IS SOME FORM OF MEMBRANE SYSTEM.

CONSTRUCTION

FIRE PROTECTION

THE MEDICAL FACILITY UTILIZES ELECTRICAL ROOMS ON EVERY FLOOR (SIMILAR TO THOSE FOR MECHANICAL).  IN ADDITION, THEY USE NUMEROUS LED LIGHTS AS AN EFFORT TO REDUCE ENERGY.  ALSO, THESE LIGHTS DO NOT HAVE TO BE REPLACED AS OFTEN.  IN THE ENTRANCE, BY THE MOSAIC, SPECIAL LIGHTING FIXTURES ARE USED IN AN EFFORT TO FURTHER ACCENTUATE THE SPACE AND DRAW ATTENTION TO THE ARTWORK.  AN EXTREME AMOUNT OF COORDINATION WAS REQUIRED FOR THE LIGHTING AND ELECTRICAL SYSTEMS AS THEY NEEDED TO CONFORM TO THE NEEDS OF PATIENTS, DOCTORS, AND SURGEONS. 

THE MEDICAL FACILITY WAS CREATED IN PART OF A MULTI-PHASED PROJECT.  THIS BUILDING IS AN ADDITION TO AN EXISTING FACILITY, AND THE EXISTING FACILITY REMAINED IN OPERATION DURING CONSTRUCTION.  CONSTRUCTION OF THE NEW MEDICAL FACILITY NEEDED TO WORK AROUND THIS CHALLENGE.  IN ADDITION, THE BUILDING WAS CREATED UNDER THE CM AT RISK PROJECT DELIVERY METHOD.  THE CONSTRUCTION MANAGER WAS REQUIRED TO DELIVER THE PROJECT WITHIN A GUARANTEED MAXIMUM PRICE, BASED ON THE CONSTRUCTION DOCUMENTS.  IN THIS CASE, THE OWNER'S RISK IS LIMITED, BUT THE PRICE CONSTRAINT CAN CREATE A CHALLENGE FOR CONSTRUCTION.  

THE MEDICAL FACILITY HAS SPRINKLERS AS WELL AS FIRE ALARM SYSTEMS ON EVERY FLOOR OF THE BUILDING.  BEING A HIGH-RISK FACILITY, FIRE SAFETY IS A PRIORITY.  IN ADDITION, THEY HAVE SMOKE COMPARTMENTS IN PLACE.  THESE COMPARTMENTS ARE ESSENTIALLY BARRIERS THAT DIVIDE UP A FLOOR.  IN CASE OF A FIRE, THESE SMOKE COMPARTMENTS PREVENT THE SPREAD OF SMOKE AND PROVIDE SAFE AREAS.

THE MEDICAL FACILITY HAS TWO MAIN SETS OF STAIRS.  ONE IS IN THE NORTH EAST PART OF THE BUILDING AND ONE IS IN THE SOUTH EAST.  THE ELEVATORS ARE LOCATED NEXT TO THE STAIRWELL IN THE SOUTH EAST PART OF THE BUILDING.  THERE ARE TWO STAFF ELEVATORS AND TWO PUBLIC ELEVATORS.  

THERE IS A MECHANICAL PENTHOUSE LOCATED ON THE FIFTH FLOOR ALONG WITH SMALL MECHANICAL ROOMS ON EVERY FLOOR.  THE MECHANICAL UNITS ARE LOCATED ON THE ROOF OF THE MEDICAL FACILITY.  THE MECHANICAL SYSTEM IS ABLE TO GENERATE HEATED WATER IN THREE WAYS: A HEAT PUMP CHILLER, HIGH-EFFICIENCY CONDENSING BOILERS, AND A HEAT EXCHANGER.
